    Responsibilities to Include:

    • Maintain strong tenant relations and be responsive and effective with tenant requests
    • Oversee day-to-day operations and upkeep of the properties
    • Coordinate operating expense reconciliations with the accounting department; must be knowledgeable of commercial lease provisions.
    • Ensure customers are current in receivables and lease responsibilities
    • Conduct routine site inspections to ensure that the physical aspects of the properties meet established standards regarding the grounds, cleanliness, and general appearance, and implement corrective measures as necessary
    • Solicit bids from contractors for work performed. Oversee contractors, vendors, and other service providers including proper documentation and monitoring of vendor performance to assure full compliance with standards established within the service agreement
    • Assist in the creation and implementation of operating and capital budgets
    • Coordinate the lease administration process by maintaining rent rolls and ensuring timely updates of any lease changes
    • Oversee the collection and maintenance of Certificates of Insurance and ensure that the proper requirements are met for tenants and contractors
    • Oversee evictions and related legal matters
    • Create annual budgets
    • Manage and pursue Accounts Receivable
    • Process Tenant CAM reconciliations
    • Report to company President and Vice President

    Qualifications and Skills:

    • Bachelor’s Degree from a four-year college or university and 3+ years of experience as a property manager. CPM or RPA designation a plus
    • Must be able to multi-task; prioritize work with minimal supervision, have strong attention to detail and excellent time management skills to ensure all established deadlines are met
    • Solution-oriented, team attitude
    • Must be able to consistently maintain a professional demeanor
    • Trustworthy and reliable
    • Excellent oral and written communication skills
    • Must be able to work independently and have self-motivation and pride in work completed
    • Valid Driver’s License and current auto insurance
    • Willingness to use personal automobile to travel locally.
    • Strong computer and general technology skills
    • Knowledge and understanding of Accounts Receivable, financial reporting, budgets, and general accounting
    • Comfort with the flexibility and variety that often accompanies an entrepreneurial office environment
